• Make as many decisions as you can before the work starts. Be as clear as possible about what you want and stick to it.
• Before you ask, 'Can you just do this...' remember that any changes to the original plan will take extra time and cost you money.
• Be easy to communicate with. Don't leave long 'to do' lists – your builders would rather chat through what needs to be done.
• Be prepared for workmen. Expect mess and disruption, so remove all breakables from rooms BEFORE anyone arrives.
• Be relaxed, open and friendly – it'll encourage them to do a better job. And never underestimate the power of tea and biscuits!
• Understand that a builder may have more than one job on at a time. If he or she disappears for a few hours because a part hasn't arrived, they're probably with another client.
